What's available?

How much is it?
I don't post my rates. If you are interested in specific dates, please e-mail me. I check e-mail frequently & it's better than calling.

Can I have you hold it for a few days so we can decide?
When you have decided on what dates you want to book, let me know (e-mail is best) blueberrykari@nwi.net and I will put a "Tentative Hold" on the dates for a few days -- enough time for me to receive your check. (Please note that if I don't receive your deposit check within the expected hold period, I do open the dates back up to other interested parties and you do risk loosing the dates.) When I get your check, I go back to the website and make the actual booking & the week becomes yours. I will then mail you a Rental Contract and additional information on the home that I want you to share with everyone coming to Quail Haven.  You will then have up until 90 days prior to your inbound date (date will be shown on the contract) to send me your rental fee. I don't mail out reminders - so please mark it on your calendar.  

Can I cancel my reservation?
Yes. Your $500 Damage/Reservation Deposit is refundable, less $100 for administrative fees if you cancel your reservation before the 90 day inbound date prior to your stay with us. If you cancel your reservation within the 90 days of inbound date we hold your Reservation/Damage deposit until the property has been rebooked. Upon the rebooking of the property during your time slot, we refund $400 of said Deposit, as stated above. If we fail to rebook the property prior to your "stay date", we reserve the right to keep the full $500.00 deposit. Returned Check Fee: Quail Haven will charge $50.00 for any returned check. This amount will be deducted from your returned Reservation/Damage Deposit.

Is my $500 deposit refundable?
The $500 deposit will be refunded by check via US Mail 10 days after your stay at Quail Haven, less any damages or fees incurred.

What are the Conditions of Occupancy? 
As you read this you might think we're pretty strict BUT WE'RE REALLY NOT! When we started renting our home, we didn't have very many things in writing, and lookin' back -- that was a pretty scary place to be! We have had to add phrases into the contract because of incidents that have happened (that you would NEVER imagine)! PLEASE don't think we're the type to "hover" or "micromanage" your vacation. WE'RE NOT LIKE THAT. We don't have time--or the inclination!) We only want to know that when you come you will enjoy the home and community like it's yours and don't plan on "trashing" it.  We don't anticipate any problems -- and we haven't had any for several years now. We have just found that bein' right up front about the facts WORKS GREAT! We hope you appreciate our candor!

As you read through -- just IMAGINE what must have happened in order for it to actually END UP IN THE CONTRACT! Gads!

Upon arrival, Occupants will observe the home’s "contents list" provided and notify Management immediately if something is listed incorrectly or is missing. Occupants agree to be responsible for any and all damage, either willful or accidental, occurring within or on the premises during the occupancy. The Occupants further agree that the premises are in good order and should there be anything not in good repair, the Occupants agree to report these items to the Property Manager immediately upon arrival. In failing to do so, Occupants will be held responsible for incurred damage on departure. All occupants will use the property at their own risk. 

No partying or excessive noise will be permitted. All gatherings will be quiet by 10:00 pm or subject to immediate eviction. Occupants guarantee that at least one individual staying in the home is at least 21 years of age. Occupants further insure maximum occupancy for home will not be exceeded and that each occupant is listed on this contract – and that each non-over night guest is listed individually as well. If "guests" are expected during your stay, Management is required to have: 1) prior knowledge, and 2) a knowledge of number of guests expected daily. (There is a reason for this. During our first rental year I never asked...and then one group had "guests" of nearly 100 PEOPLE for a party. And it was quite a party--ask the neighbors & police. It was WILD. When the group rented they told me they were a "church group" who were going to have "a few friends" over.  The entire experience falls into the category of "shame on me" for not asking them to be a little specific! And I didn't really have a leg to stand on, because I never ASKED. That incident precipitated the necessity for this entire paragraph...) Excessive use of property and facilities will not be tolerated. If property damage and/or neglect are observed, occupants will be evicted immediately. Contract signatory will be responsible for all damage and personally responsible to make sure all guests are aware of all property rules in accordance with this contract. If law enforcement is called to property, eviction will be immediate.

Yada, yada. Ok. Why not just put the contract on here! (If you decide to rent -- I WILL MAIL YOU ONE TO FILL OUT...this is just for pre-rental informational purposes). I'm not much for bein' mysterious! Here ya go...


2 0 0 7   R E N T A L   C O N T R A C T

 CONDITIONS OF OCCUPANCY

1.  Upon arrival, Occupants will observe the home’s “INVENTORY LIST” provided and notify Management immediately if something is listed incorrectly or missing. Replacement costs for all household items are shown and will be deducted from Damage Deposit. Occupants agree to be responsible for any and all damage, willful or accidental, occurring within or on the premises during the occupancy. The Occupants further agree that the premises are in good order and should there be anything not in good repair, the Occupants agree to report these items to the Property Manager immediately upon arrival or when specific damage occurs during occupancy. In failing to do so, Occupants will be held responsible for damage, either willful or accidental.

 2.  NO PETS will be allowed anywhere on the premise—please don’t bring them. NO SMOKING is permitted within the home. Any breech of this Agreement and the damage deposit is forfeited completely, and signatory will be held financially responsible for any additional damage that the deposit doesn’t cover.

If property damage and/or neglect are observed at any time, occupants will be evicted immediately. Contract signatory will be personally responsible for all damage and responsible to make sure all guests are aware of all property rules in accordance with this contract. If law enforcement is called to property, eviction will be immediate.  

4.  CHECK IN is at 4:00 pm. CHECK OUT is 10:00 am. Management will be entering the home at 10:00 amregardless of occupancy. Leaving any later will result in the loss of deposit and possibly an additional days' rent. We must prepare the property for the next guests & it takes 4 people at least 5 solid hours to clean the home, pool & property (over 20 hours of cleaning). Please adhere to these time frames!

 5.  CHECKING OUT: Please read the “BEFORE YOU LEAVE” letter attached to this contract which details the specific condition the home must be left in. Additional time spent by Management & cleaning staff performing tasks detailed on the “BEFORE YOU LEAVE” letter that were NOT performed by guest prior to leaving will be charged at a rate of $45.00 per hour and deducted from Damage Deposit. If there are household items missing or damaged, you will be charged for replacement according to INVENTORY LIST. If you need more information regarding these issues, please ask for additional details during your stay.  We've been doing this for the past couple years -- and the cleaning and check out process works great for all parties! In the history of renting the home, we've only charged for excessive cleaning twice. So - don't let this make you nervous! Just take care of the house! “I have read, understand and will abide by the requirements of the “BEFORE YOU LEAVE” letter.” PLEASE INITIAL_______

6.  Please read the “PLEEEZE DON’T” letter attached to this contract. It details specific requests regarding the house and property uses. It also addresses parking, pets, linens, garbage, etc. In addition to the list, PLEASE don’t wash your vehicles @ Quail Haven “I have read, understand and will abide by the requirements detailed in the attached “PLEEEZE DON’T” letter.” PLEASE INITIAL_______

7.  NO REFUNDS FOR ANY UNUSED PORTION OF THE RENT.

 8.  THE HOMEOWNER ASSUMES NO LIABILITY FOR THE USE OF THE SWIMMING POOL AND/OR PROPERTY. All Occupants and Guests will use property at their own risk. Occupants will use the pool at their own risk and abide by all posted warning signs. There will be no lifeguard provided. There will be no diving from upper deck. Pool furniture will remain inside gated pool area & returned to original positions prior to departure. Please do not take indoor furnishings outside.

 9.  DEPOSIT REFUNDS: Your $500 Reservation/Damage Deposit will be refunded by check 10 days after your stay at Quail Haven, less any damages or fees incurred.

10.  CANCELLATION POLICY: Deposit is refundable (less $100 for administrative fees) if you cancel your reservation BEFORE 3 MONTHS PRIOR to your stay. If you cancel your reservation AFTER the 3-month prior date, we keep Deposit and any rental fees collected until the property has been rebooked. If the property is rebooked for your full time period, we will refund $400 of Deposit and any rental fees paid. If we fail to rebook the property prior to your "stay-date", we reserve the right to keep the full $500 deposit as well as any rental fees collected. RETURNED CHECK FEE: Quail Haven will charge $50.00 for any returned check. This amount will be deducted from your Reservation/Damage Deposit. If we do not receive your rental fee prior to due date listed below, it will be considered a cancellation & forfeiture on your part & we reserve the right to rebook the home for your time period without notice. NO REMINDER WILL BE SENT. PLEASE MARK YOUR CALENDAR! PLEASE INITIAL_________

 11.  Occupants agree to abide by all rules and regulations promulgated by the above Agreement.  Violation of any listed rules and regulations, including violating number of guests stated in writing prior to tenancy, may result in immediate eviction from the premises, forfeiture of entire damage deposit, and any unused portion of rent.

Although Quail Haven is very well furnished with all the comforts of home, you may still want to bring a few items...

Food & Spices...There is a Costco in East Wenatchee for "big food stuff". Bring a cooler! Summer is extremely HOT and E. Wenatchee is about 1+ hours from Manson and without a cooler it's possible that your cold food won't be cold/frozen when you get here! We have a Safeway in Chelan, a huge Red Apple Market in Manson (that you'll LOVE - it's so close!) AND we just got a Super WalMart (groceries and everything) in Chelan. Folks, we've arrived. :) There is a 2nd refrigerator downstairs in the laundry area.  Also - when you hit the local grocery stores, grab a bag of ice to stock for drinks. The automatic ice-maker in the main fridge upstairs inside can't keep up with large group demands.


How many people does it sleep?
Check out our floor plan. At close to 4,000 square feet, Quail Haven comfortably sleeps 18 people in beds.  In addition, there are 2 hide-a beds, a huge sectional sofa & room-lots-a-room! Being really well furnished with nice stuff & super comfortable with a really open format combines to make Quail Haven ideal for family reunions and group get-togethers. We've been told "it's like going to your best friend's house." We LOVE that!!


Any restrictions for kids?
Nope. And as a matter of fact...this is a great property for kids. The swimming pool area is fenced, and additionally, there's a flip-lock up high on inside of the house door that leads to the pool. The home is located in a quaint residential neighborhood where family bike riding & evening moonlight strolls are great. There is a large paved driveway for skating, "big wheels" - whatever.  We're close to the high school track & tennis courts. Quail Haven has a basketball hoop outside the garage, a ping pong table in the garage (bring paddles & balls if you want to play - ours keep disappearing) and a couple outdoor lawn games (while they last!). Maybe bring a couple family favorites. (NOTE: Speaking of kids, please tell them not to play next door at the apartment - it's private to the tenant & we've had problems with it in the past.)  Also remember, when you check out - please clean up after your kids. If there's an abundance of Cheerios all over the house - grab a vacuum! We'd sure appreciate it!


Did Someone Say "EAT"?!
IF YOU'RE THINKIN "FALL OFF YOUR DIET" AND/OR "EAT LIKE YOU'RE ON VACATION" FOOD...Don't miss Blueberry Hills!  It's our own family owned & operated "feet on the furniture" type of a place! (In other words, this is what we're doing when we're not cleaning & managing Quail Haven! :) We specialize in down-home scratch country cookin' cheap! Find your way to Blueberry Hills and sit a spell! In the summer we're open every day from 8am-4pm servin' breakfast & lunch all day! Directions are on the website. We serve huge portions for down-home prices. You won't believe your eyes. A line out the door to the road? Don't let that scare you. There's a reason for it - and we're worth the wait! Head on in and use yer elbows. There's menus inside on the post. Grab a drink (free refills) and send a few of your group (with a drink!) to find a table; inside the dining area, in the loft overlooking the kitchen or on the spacious deck overlooking the pristine U-Pick blueberry fields (13,000 plants!). One or two of you stay in line (again with a drink!) and when everyone knows what they want, give the people in line everyone's order and they order & pay up front. We'll give you a number, ask you about where you're sittin' and then track ya down with your food. We've been told we've got the best food within a 200 mile radius. WE AREN'T RESTAURANT PEOPLE. We just really love to eat and enjoy people! The barn's filled with all the stuff from Grampa's shed (remember when I said I was 5th generation?). He never got rid of anything! It's a sight. Feel free to wander around. See his tin can collection, his eyeglass/sunglass collection, the antler chandelier I built out of stuff from his tackle box, WWI gas masks in the Men's Room, Gramma's first fridge, etc. Make yourselves at home. Relax. Breathe. Slow down and take in the country. If there's room at one of our large round tables, we encourage you to join others. It's a very friendly and inviting crowd. We are in full swing of u-picking berries from late June through beginning of August for Blueberries and then we also have raspberries & blackberries. We intended to be a fruit stand just open 3 months out of the year, but I tell people..."That didn't quite work out." This spring/summer we'll be having a fruit stand with FANTASTIC fresh local fruit and produce as well as our own. Check out our website for more information! What's there to do around the valley?
Because we are in North Central Washington State, we are actually considered "high desert" and have 4 spectacular seasons and something to do year round. We have lots of recreation activities, such as horseback riding, jet ski rentals, Lake Chelan for swimming and skiing, and many other activities are available only minutes away. For winter activities, skiing is available at Sun Mountain (cross country - 1.5 hrs away), Echo Valley (downhill and cross country - 20 minutes away), and Mission Ridge (1.25 hours away) are all available. Here's a list of stuff goin' on around the valley seasonally.  For more info...


Is there anywhere to swim or moor boats in Manson?
